Quilchena real estate: a guide for buyers and sellers

Quilchena is a useful place to begin a Westside search when access to outdoor space is important to you. Assess that convenience from the property itself: the entrance, crossings, grade and route home all shape how often you will use a nearby park.

Place the address correctly

The GVR map distinguishes Quilchena in Vancouver West from Quilchena in Richmond. It also lists neighbouring real-estate areas separately. The City groups local history and services within a broader Arbutus Ridge area. Use the relevant map for each question rather than assuming the names share boundaries.

Outdoor time and daily errands

Quilchena Park’s skateboard area is at the park’s northeast corner, and the City also identifies Quilchena as a disc golf location. Visit at the times you expect to be outdoors to understand activity, privacy and access from a shortlisted home.

The Arbutus Greenway provides a walking, cycling and rolling route between False Creek and the Fraser River. Check your connection to it, including road crossings. If errands in Arbutus Village or Kerrisdale feature in your plans, try those trips too. For commuting, check the address in TransLink’s trip planner.

Compare the whole property

A house and a strata home call for different questions. For a house, examine the lot, maintenance, parking, outdoor usability and renovation records. For a strata property, assess the unit together with the building, common areas and shared expenses.

Ask about planned work and how it may be funded. The Province explains that a depreciation report identifies common assets and projected maintenance, repair and replacement costs. Read it alongside current financial and meeting records rather than judging ownership costs from the monthly fee alone.

For school planning, use the VSB school locator and confirm enrolment directly.

Selling in Quilchena

Start with comparable completed sales in the same building when relevant, then expand to closely matched properties. Consider tenure, layout, condition, exposure, outdoor space and parking. Park proximity deserves context: a direct outlook, a sheltered courtyard and a home several streets away offer different experiences.

Prepare a clear record of improvements and any shared-property obligations. Good presentation helps buyers understand the home; complete records help them evaluate it.

Local questions

Is Quilchena the same as Arbutus Ridge?

The City and real-estate map use different groupings. This guide concerns the Vancouver West MLS label, so verify the address before selecting comparables.

Should a park-facing home command the same premium as another nearby home?

Evaluate recent matched sales and the actual outlook, privacy, orientation and activity outside. Proximity alone does not determine a property’s value.
