False Creek real estate: a guide for buyers and sellers

False Creek offers different ways to live near Vancouver’s waterfront. Before choosing a home, think about the route you would take to work, the outdoor space you would use and the ownership arrangement that fits your plans.

Understand the location and the tenure

Use the GVR community map to confirm the listing’s real-estate search area. The City’s False Creek South planning area is on the south shore between the Cambie and Burrard bridges, excluding Granville Island and Sen̓áḵw. Southeast False Creek, with Olympic Village at its centre, has a separate planning context.

The City identifies several housing and tenure arrangements on its False Creek South land, including strata leasehold, co-operative and rental housing. Establish what interest is actually being offered before comparing prices. Review the title and any lease or documented extension with your lawyer and lender. Do not assume every waterfront home has the same terms. See the City’s land-tenure information.

Try the everyday routes

The Seawall is an important waterfront walking and cycling connection. Visit the building at different times to assess privacy, pedestrian activity, light and the route between the street, parking and front door. An attractive outlook deserves a practical access check too.

Olympic Village is a Canada Line station. Measure your actual walk to its entrance rather than treating the station name as a promise of doorstep access.

Buying and selling thoughtfully

For a strata home, review the Form B, financial records, minutes, insurance and repair information. Consider building maintenance alongside the unit’s finishes. The Province’s strata paperwork guide is a useful starting point.

Sellers should gather ownership documents, renovation approvals and parking and storage details early. A useful pricing comparison starts with completed sales of similar tenure and building type, then considers layout, condition, outlook, outdoor space and anticipated ownership costs. A freehold condo and a leasehold townhouse may serve different buyers even when they are close together.

For school planning, use the VSB school locator and confirm enrolment directly.

Local questions

Are all False Creek homes leasehold?

No. The City describes multiple landowners and housing arrangements. Confirm the particular property’s title and documents rather than relying on the neighbourhood name.

Is False Creek the same as False Creek South?

The waterfront name, MLS search label and City planning area serve different purposes. Check the address against the relevant map before choosing comparables.
