I have spent more than 13 years working exclusively on Vancouver's Westside — the neighbourhoods of Kitsilano, Kerrisdale, Point Grey, Shaughnessy, Dunbar, Arbutus Ridge, South Granville, UBC, Cambie, and Oakridge. This is not a broad practice covering the Lower Mainland; it is a deliberate focus on the communities I know best and where I can serve clients most effectively.

My background is in commerce and finance, and I bring that analytical discipline to every transaction. Whether I am helping a buyer evaluate the long-term value of a Kerrisdale character home or advising a seller on how to position a Shaughnessy estate in today's market, my approach is grounded in data, honest assessment, and a clear-eyed view of what the market is actually doing — not what clients want to hear.

I am bilingual in English and Mandarin, which allows me to work seamlessly with the significant Chinese-Canadian community that has always been a part of Vancouver's Westside story. Many of my clients come from referrals — families who have worked with me through multiple transactions, investors who return because they trust my judgment, and professionals navigating the Westside market for the first time who need a guide they can rely on.
