If you're watching the Vancouver Westside real estate market this summer, the short version is this: it's a buyer's market region-wide, but conditions vary sharply by property type right here in Vancouver West. Condo buyers are moving faster than they were a year ago even as detached-home sales cool. Here's what the latest data, released by Greater Vancouver REALTORS® (GVR) for July 2026, actually shows — and what it means if you're buying or selling on the Westside.
Vancouver Westside Market Overview — July 2026
Across Metro Vancouver, GVR recorded 2,061 home sales in July 2026, down 9.8% from July 2025 and 18.6% below the 10-year seasonal average. Active listings sat at 16,476, down 4% year-over-year but still 26.8% above the 10-year average — meaning buyers have more homes to choose from than usual, even with fewer new listings coming to market (4,991 in July, down 11.5% year-over-year). The region's overall sales-to-active-listings ratio came in at 13%, just above the 12% threshold GVR's own economists use to mark sustained downward price pressure. GVR's chief economist, Andrew Lis, described the month as "one step forward, one step back," noting that July's year-over-year sales decline was led by an 18% drop in apartment sales.
Here in Vancouver West — the board's designation covering Point Grey, Kitsilano, Kerrisdale, Dunbar, Shaughnessy, South Granville, Arbutus Ridge, Cambie, and the rest of the Westside — the picture is a bit different. Active listings totalled 2,730, down 18.3% year-over-year, while sales reached 350, down 9.3%. Inventory is pulling back noticeably faster than sales here, which is a meaningfully different pattern than the region-wide numbers above.
Detached Homes on the Vancouver Westside
Detached houses are still the largest and most closely watched segment of the Westside market. In Vancouver West, detached active listings totalled 713 in July, down 13.6% year-over-year, while sales came in at 245, down 16.1%. Sales pulled back faster than listings, which tells buyers there's still room to negotiate on price and terms for the right detached home.
For price context, Metro Vancouver's overall detached benchmark price was $1,822,900 in July, down 7.0% year-over-year and 1.1% month-over-month, per GVR's regional benchmark. Vancouver West itself isn't broken out separately in GVR's published benchmark series, but the area's detached inventory sits well above the regional benchmark given its concentration of larger, older-neighbourhood homes in places like Shaughnessy, Point Grey, and Dunbar.
Westside Home Prices — Where Things Stand
Metro Vancouver's composite benchmark price across all property types was $1,088,800 in July 2026, down 6.2% year-over-year and 0.9% from June. That's the clearest regional price signal available this month, and it points to a market where sellers need to be realistic on pricing rather than chasing last year's numbers. Homes in Vancouver West — with its concentration of detached and higher-end properties — typically trade at a premium to that regional composite, though GVR does not publish a Vancouver-West-only price benchmark, so I'm not going to put a specific number on it here. What the local inventory and sales figures above do tell us clearly: fewer new Westside listings are coming to market than a year ago, even as the number of homes actually selling holds up better in some segments than others.
Condos and Townhomes: What Vancouver Buyers Should Know
This is the most interesting data point in this month's report for Westside buyers: condo sales in Vancouver West rose 18.8% year-over-year in July, even as active condo listings fell 22.0%. That's a real tightening in the local condo market, distinct from the regional apartment benchmark price, which was $688,000 in July, down 7.5% year-over-year and 1.0% month-over-month across Metro Vancouver as a whole. Townhomes were comparatively stable. Vancouver West townhome listings totalled 326, down just 6.6% year-over-year, the smallest pullback of the three property types. Metro Vancouver's townhome benchmark price was $1,030,400 in July, down 6.0% year-over-year and 1.5% month-over-month.
What Vancouver Westside Sellers Need to Know
Price to today's market, not last year's. With the regional composite benchmark down 6.2% year-over-year, pricing based on 2025 comparables will likely misfire.
Detached sellers should expect a longer runway. Sales fell faster than listings in this segment locally, so realistic pricing and strong presentation matter more than usual to attract the offers that are out there.
Condo sellers are in a relatively better position. Local sales activity is up sharply year-over-year even as inventory has thinned — a more favourable backdrop than the detached segment right now.
Financing conditions are stable for now. The Bank of Canada's overnight rate stood at 2.25% as of August 2026, and the Bank's own outlook points to it remaining broadly stable through the rest of the year — one less variable for buyers to worry about when they're deciding whether to move on your listing. How to Position Yourself as a Buyer in Vancouver's Westside
