Vancouver Westside Market Overview — Summer 2026
The Greater Vancouver REALTORS® (GVR) reported 2,061 residential sales across Metro Vancouver in July 2026, a 9.8 per cent decline from July 2025 and 18.6 per cent below the ten-year seasonal average. New listings totalled 4,991, down 11.5 per cent year over year, while active inventory reached 16,476 homes — down about four per cent from a year ago, yet still 26.8 per cent above average. That mix of softer sales and elevated supply gives South Granville buyers more selection and more time to decide than they've had in recent years.
Interest rates remain steady. On July 15, 2026, the Bank of Canada held its policy rate at 2.25 per cent for the sixth consecutive decision, citing a gradual recovery and inflation easing toward its two per cent target. For South Granville buyers, a stable rate means predictable borrowing costs while they shop. The next scheduled announcement is September 2, 2026.
Detached Homes on the Vancouver Westside
Detached houses remain the softest corner of the regional market. GVR recorded 639 detached sales across Metro Vancouver in July, down 3.2 per cent from a year earlier, with a regional benchmark price of $1,822,900 — off seven per cent year over year and 1.1 per cent from June. The detached sales-to-active ratio was just 10.5 per cent regionally, the weakest of any property type; GVR notes that prices tend to soften once that ratio drops below 12 per cent, which is roughly where detached homes sit today.
South Granville's own detached market plays out well above that regional benchmark, and it is a genuinely small one — REW currently lists 76 houses for sale in the neighbourhood, with a median list price of $4.1 million. Many classic character homes along streets like Angus Drive and Selkirk Street have been joined by new duplexes, several currently listed in the $1.8 million to $2.4 million range — a lower-cost way into the neighbourhood. Well-priced homes are still moving; anything priced ambitiously is sitting longer than it would have two years ago.
South Granville Home Prices — Summer 2026
It helps to separate the region-wide benchmark from what South Granville actually costs today. The GVR composite benchmark for all Metro Vancouver home types was $1,088,800 in July, but South Granville — bordered by Shaughnessy and steps from the Granville Street gallery and design district — trades at a significant premium to that regional figure. REW's current listing data shows 132 homes for sale in South Granville this summer, with a median list price of $2.7 million and asking prices ranging from about $560,000 to $14.0 million; that median has held essentially flat, down just 0.9 per cent over the past 30 days. The neighbourhood also logged 14 open houses recently, a sign agents are still actively bringing buyers through.
These are asking prices on active listings, not confirmed sale prices, so they should be read as a snapshot of what sellers are testing the market with rather than a board-verified benchmark. Townhome, or attached, benchmark pricing came in at $1,030,400, down six per cent from last year on 454 sales, with the market's strongest sales-to-active ratio at 15.8 per cent, ahead of apartments at 14 per cent.
South Granville itself offers a modest but active supply of both. REW currently lists 31 townhouses in the neighbourhood at a median list price of $1.5 million, and 17 condos at a median list price of $1.3 million — both well above the regional benchmarks above, consistent with South Granville's central, amenity-rich location. With just a handful of condos on the market at any time, buyers who find the right unit should move decisively; being pre-approved and ready to write an offer separates buyers who win from those who miss out.

Pricing to today's market matters more than ever. With the Metro Vancouver sales-to-active ratio at 13 per cent, the region is balanced to buyer-favoured, and ambitious asking prices sit unsold.
