September’s regional picture
Greater Vancouver REALTORS® (GVR) reported 1,717 residential sales in September, down 8.4% from September 2025. Active listings totalled 16,394, down 4.0% year-over-year. The regional composite benchmark price was CAD $1,075,900, down 5.5% year-over-year.
These are figures for GVR’s regional coverage area. The Vancouver West figures below describe a separate, more local market area.
Vancouver West benchmark prices
GVR’s September 2026 MLS® Home Price Index reports the following Vancouver West benchmarks. All amounts are Canadian dollars; changes compare September 2026 with September 2025.
Composite: $1,206,600, down 5.3%
Detached: $2,916,100, down 8.7%
Townhouse: $1,298,500, down 5.5%
Apartment: $761,800, down 5.2%
A benchmark estimates the value of a typical property in its market. An individual home’s value also depends on its location, condition and comparable sales. Vancouver West and West Vancouver are separate reporting areas.
