Dunbar — one of the city's most family-oriented, tree-lined neighbourhoods, tucked between Pacific Spirit Park and the University Endowment Lands — is feeling that shift too, with more homes on the market and more room to negotiate than buyers have had in years. Here is what the latest numbers say, and what they mean if you are thinking of buying or selling in Dunbar this year.
Vancouver Westside Market Overview — Summer 2026
The Greater Vancouver REALTORS® (GVR) reported 2,061 residential sales across Metro Vancouver in July 2026, a 9.8 per cent decline from July 2025 and 18.6 per cent below the ten-year seasonal average. New listings totalled 4,991, down 11.5 per cent year over year, while total active inventory sat at 16,476 homes — down about four per cent from a year ago, yet still 26.8 per cent above the ten-year average. That combination of fewer sales and elevated supply is exactly what is giving Dunbar buyers more choice this summer.
Interest rates continue to set the backdrop. On July 15, 2026, the Bank of Canada held its policy rate at 2.25 per cent for the sixth consecutive decision, citing a gradual economic recovery and inflation easing back toward its two per cent target. A steady rate gives Dunbar buyers something they have lacked for a few years: predictability in their borrowing costs. The next scheduled rate announcement is September 2, 2026.
Detached Homes on the Vancouver Westside
Detached houses remain the quietest corner of the regional market, which matters for a neighbourhood like Dunbar where single-family homes dominate. GVR recorded 639 detached sales across Metro Vancouver in July, down 3.2 per cent from a year earlier, with a regional benchmark price of $1,822,900 — off seven per cent year over year and 1.1 per cent from June. The detached sales-to-active listings ratio was just 10.5 per cent regionally, the softest of any property type; GVR notes that prices tend to face downward pressure when that ratio sits below 12 per cent, which is roughly where detached homes are today.
Dunbar's own detached values sit well above that regional benchmark, so the same dynamic plays out at a different price point. Character homes on the neighbourhood's classic 33-foot lots, along with the newer duplexes that have reshaped many blocks west of Dunbar Street, are still finding buyers when priced realistically. Homes priced at the upper end of the market, however, are sitting longer and rewarding sellers who price to today's conditions rather than last year's.
Dunbar Home Prices — Summer 2026
It helps to separate the region-wide benchmark from what Dunbar actually costs today. The GVR composite benchmark for all Metro Vancouver home types was $1,088,800 in July, but Dunbar — like most of the Westside — trades at a meaningful premium. According to REW's current listing data, there are 133 homes for sale in Dunbar this summer, with a median list price of $3.1 million and asking prices ranging from about $499,000 to $8.0 million; that median has moved up 7.9 per cent over the past 30 days on REW's snapshot. Of the current inventory, 89 are detached houses with a median list price near $4.0 million, underscoring how much this neighbourhood is defined by single-family homes. Separately, realtor.ca shows 95 single-family homes currently listed for sale in Dunbar, a similar picture from a different data source.
These are asking prices on active listings, not confirmed sale prices, so they should be read as a snapshot of what sellers are testing the market with rather than a board-verified benchmark. Condos and Townhomes: What Vancouver Buyers Should Know
Region-wide, the apartment benchmark eased to $688,000 in July, down 7.5 per cent year over year, with apartment sales falling 17.8 per cent — the steepest drop of any category. Townhome, or attached, benchmark pricing came in at $1,030,400, down six per cent from last year, on 454 sales, while posting the market's strongest sales-to-active ratio at 15.8 per cent, ahead of apartments at 14 per cent.
Dunbar itself is a thin market for condos and townhomes — REW currently lists just 4 townhouses (median list price $1.8 million) and 20 condos (median list price $1.2 million) in the neighbourhood. That scarcity means the handful of attached and multi-family homes that do come up in Dunbar tend to draw more attention than the softer regional numbers might suggest, even while houses give buyers more room to negotiate. Being pre-approved and ready to move quickly still pays off when the right condo or townhome appears.
What Vancouver Westside Sellers Need to Know
Pricing to the current market matters more than ever. With the overall Metro Vancouver sales-to-active ratio at 13 per cent, the region is balanced to buyer-favoured, and ambitious asking prices are simply sitting unsold. Dunbar homes that are priced correctly, well presented, and marketed to the right buyer are still selling within reasonable timelines.
